land to allow greater density for affordable housingNew York Democratic Gov. Kathy Hochul has set her eyes on addressing the state's housing crunch, as the Empire State has long seen an exodus of residents daunted by the lack of affordable housing.
But her plans are running into resistance in Long Island, the politically influential region that's home to millions of residents and boasts some of the most affluent communities in the United States.
Hochul is seeking to mandate new housing in Nassau and Suffolk Counties, which are known more for their expanses of single-family homes than for densely populated communities. As part of her push, the state would be granted new powers to override local zoning laws in communities that are not onboard with her vision of creating denser developments which she feels would finally tackle housing shortages in the state, and especially in the New York City suburbs, where homeowners pay some of the highest property taxes in the country.
In the 2022 midterms, Hochul won reelection over Long Island native and then-GOP Rep. Lee Zeldin by six points, but she performed poorly on the island, losing Nassau by over 10 points and Suffolk by nearly 17 points.

(22,812 posts)I lived in Nassau County for 20+ years in NY-03, Santos district. Governor Hochul will never accomplish her plan in that county. Maybe some small success in Suffolk County. The property values are too high for the owners to allow the planning proposed.
This is my practical response. My progressive perspective supports the Governors ideas. It just wont fly on Long Island.

I live in an apartment neighborhood and am all for denser housing, and I happily voted for her even after her nutty plan, but if it's the same plan she proposed last year, it should be squashed. Again.

(43,049 posts)yet another way to wipe out the farms and bring NIMBY to a head.
It's also a good way to further wipe out the Pine Barrens.
Maybe if we could find a way to build up further the built up areas, but that would pressure everyone else.

(6,888 posts)is not just property values, but an overtaxed aquifer system. For decades it has been abused, contaminated, parts have infiltrates of brackish water.
Suffolk county where they might have room for more development, also does not have sewers. The area relies on septic tanks. Sewage treatment facilities, infrastructure would need to be built up, which would take years, if not decades to build out.

(48,555 posts)The LIE (Long Island Expressway) is the main road off the Island.
I know, b/c in 1985, I was on it for five hours with my mother, trying to beat Hurricane Gloria, whose eye was due to hit where my mother lived. If you have ever gone to the Hamptons for a summer weekend or vacation, you budget at least two hours on the LIE.
More housing, esp. on the eastern end of Long Island, would actually ruin local commerce as roads would be clogged, even without a hurricane.
