Mid-priced home market in Seattle region is 'virtually sold out'

Median single-family home sale prices in the central Puget Sound region continued their downward year-over-year trend in June, but declines were less steep in June.

The median price in King County was $935,000, or down just 0.3% from a year ago, the Northwest Multiple Listing Service reported Thursday. Previous months had seen annual declines of up to 12%.

But since the start of the year, the median sales price has increased 19.7% in King County. The $935,000 median price is 6.4% below the high-water mark of $998,888 reached in May 2022.

Median sales prices in Snohomish County fell around 3% to $774,975, and just over 4% to $545,000 in Pierce County. Kitsap saw the steepest decrease, 8.3%, to $550,000.
