Best time to buy? February!

There's room to bargain even now, though and lots of properties on offer--some will come off the market and be rented in summer and you can buy to occupy in fall.

If you are a fan of the P-Town scene, you will want something past the elbow--the traffic can get daunting. Also, P-Town is a ghost town in the winter--you can drive from Orleans to P-town in the off season and sometimes not see a single car.
