Tiny borough in NJ about 45 miles from NYC. The black population has more than double since 2010. We moved from a town of 40K 15 miles up the road in 2013.

But - many of the new comers are from Manhattan and Philadelphia.

I've been saying for years - reverse gentrification is real. Looking at my historic district home - and how my neighbors have changed .. .

We are pushing the formers into McMansions they really can't afford - but fixing and restoring what was once beautiful.
