Let me start... my father was a Land Developer.
You see... Land Developers acquire land. In SoCal, they're frequently privately owned ranches from the early 20th Century.
Let's say you acquire a 1200 acre piece of land.
At that point you've got to huddle with the City and County to present what you'd like to do with the property.
Developers would all like to subdivide the land into a maximum number of 10,000sf lots to sell to homebuilders to build high end expensive homes.
The City/County comes back and says NO... you've also got to build 2 parks and an Elementary School.
Recently, they've started telling the Developers they must build x% of affordable homes.
Any of you been to Austin? Or maybe Frisco Texas in the 00's?
They'll plop down a condo complex of $400k homes and it's "affordable housing"
Here's what they SHOULD do.
The US Gov't needs to spearhead a initiative to build "Liberty Homes". I'm naming that after the WW2 program where the gov't designed a standardized cargo ship design to be mass produced in wartime.
Build them "profit-free".
Make contracts with vendors, let's say... Kohler to supply 100k sinks, faucets and toilets a year. You get wholesale+ values.
So you have these Liberty Homes... maybe the L1, L2 and L3 models... 800sf, 1200sf and 1600sf with 1, 2 and 3 bedrooms.
Now back to the Developers.
Lets take Austin for example... an area like Georgetown, require the homebuilders like DR Horton or Brock or Grand Homes... require them to place Liberty (modular) Homes in subdivisions on 5000sf lots.
That way... there are 150k homes right next to the 800k homes, enjoying the same brand new shopping centers, movie theaters and schools.
This can be done.
